Full Time Position
Nunnelly General Contractor is a commercial contractor that has been in business for over 100 years in San Antonio building schools, healthcare facilities, municipal buildings, and spaces for non-profit organizations across South Texas. Our public and private clients rely on us for accurate budgets and honest cost advice. We are growing steadily and building our estimating team — an exciting time to join and grow with us. As an Estimator, you will build the detailed takeoffs and trade pricing behind our hard bids and negotiated budgets. You will lead smaller pursuits on your own, work alongside our Senior Estimator on larger ones, and help present budgets to owners and design teams. This role will aid in growing into a client-facing senior role if desired. Responsibilities:
- Prepare complete estimates on projects up to $10M–$15M and trade packages on larger pursuits.
- Perform quantity takeoffs across all CSI divisions using digital takeoff tools.
- Prepare SD, DD, and CD estimates for negotiated and CMAR projects and update them as design develops.
- Solicit and follow up with subcontractors and suppliers; level bids and identify scope gaps.
- Prepare bid forms, alternates, and unit prices; attend pre-bid meetings and site walks.
- Build budget summaries and presentation materials, and present assigned sections in client interviews and owner meetings.
- Price value-engineering options and contribute to constructability reviews.
- Conduct HUB / SBE subcontractor outreach and support turnover to Operations.
Required Qualifications:
- 3–7 years of commercial estimating with a general contractor or major subcontractor.
- Experience on both hard-bid and negotiated projects.
- Education, Healthcare, Municipal, or Non-profit experience preferred.
- Relationships and understanding of local trade partners and suppliers
- Comfort presenting numbers to clients and a desire to grow in client-facing work.
- Proficiency with digital takeoff (On-Screen Takeoff, Togal.ai, Bluebeam, or similar) and strong Excel skills.
- Ability to read drawings and specifications across all disciplines.
- Degree in Construction Management, Construction Science, Engineering, or Architecture preferred, or equivalent experience.
