Senior Estimator
Full Time Position
Nunnelly General Contractor is a commercial contractor that has been in business for over 100 years in San Antonio building schools, healthcare facilities, municipal buildings, and spaces for non-profit organizations across South Texas. We work with public and private owners who count on us to deliver their projects on budget and to be straight with them about cost from day one. We are growing steadily and investing in our estimating department — and we want an experienced leader to help shape it. As Senior Estimator, you will own estimates from the first conceptual budget through the final hard bid or GMP. You will lead pursuits, sit across the table from school boards, city staff, and hospital facility teams, and present budgets they can trust. You will also mentor our estimators and help build the systems our department grows on. Responsibilities:
- Lead complete estimates on projects typically $10M–$75M+in Education, Healthcare, Municipal, and Non-profit sectors.
- Run hard-bid and CSP pursuits: bid strategy, scopes sheets, subcontractor coverage, bid-day leadership, and final number.
- Build negotiated, CMAR, and design-build budgets and GMP proposals at SD, DD, and CD milestones.
- Lead the preconstruction portion of client interviews and present budgets, reconciliations, and cost savings options to owners, architects, and boards.
- Provide value engineering, constructability reviews,and market and escalation insight during design.
- Manage public-bid compliance, bonding, and HUB / SBE subcontracting plans.
- Mentor Estimators and maintain our cost database,templates, and historical data.
- Hand off clean, buildable estimates to Operations and support buyout.
Required Qualifications:
- 8+ years of commercial estimating with a general contractor (10+ preferred).
- A track record on both hard-bid and negotiated projects.
- Experience in Education, Healthcare, Municipal, and/or Non-profit work.
- Strong existing relationships with local trade partners and suppliers
- Confidence presenting budgets and answering tough questions in client interviews.
- Strong command of digital takeoff and estimating tools(On-Screen Takeoff, Togal.ai, Bluebeam, Sage Estimating, Procore, or similar)and advanced Excel.
- Working knowledge of Texas public procurement (CSP, CMAR, design-build).
- Degree in Construction Management, Construction Science, Engineering, or Architecture preferred, or equivalent experience.
